NEW GATE ENTRY SYSTEM AND SOFTWARE UPGRADE: The Board of Directors has recently hired a company to come in and update the software and equipment for all 3 entry gates.

YOU NEED NEW REMOTES: There are 2 ways to get your new remotes; (1) you will be able to exchange your existing “clik card” remotes for new remotes free of charge and (2) additional remotes will be available at $15 ea. 

WHERE TO GET YOUR NEW REMOTES: Please ONLY contact APM (Advanced Property Manage ment) at 321-636-4889 to exchange the older style remotes for the new remotes or to get the new gate access code. You can also just stop by APM during business hours to exchange your remot es. Their address is: 1978 Rockledge Blvd. (Route 1), Rockledge, FL 32955. APM is now the only location to exchange remotes. Please do not call any SLHOA board members as they do not have additional remotes for exchange. This six week re mote exchange program is drawing to a close. Please don't delay if you still need to make an exchange.

From Your Board....Be Watchful!

As a result of the previous home security issues in our area, the Brevard Sheriff’s deputies have been patrolling our neighborhood at night, in an effort to keep our neighborhood safe. They have been informing homeowners of open garage doors, unlocked cars, inadequate lighting and other issues.  Their presence seems to be effective. 

Recently, the deputies have been coming into our neighborhood during the day as well.  The HOA was informed of over 50 traffic tickets given to violators on our streets.  The most common types are drivers exceeding the posted speed limits and not coming to a FULL stop at ALL STOP signs.  

It is the HOA's intent to make and keep Sunset Lakes and Island Estates attractive, safe and pleasant living environments for all residents and their families.  We thank you for your understanding and cooperation. 

Please be watchful and report any suspicious activity to the Brevard County Sheriff's Office at 911. You can also call the non-emergency number at (321) 633-7162.

It’s the Law! 

Sec. 14-55. Responsibility for animals. 

(a) The owner of any animal shall exercise reasonable care to protect humans, or other animals, or property from injury or damage caused by the behavior of such animal. 

(b) The owner of an animal shall exercise reasonable care to prevent such animal, while unattended, from leaving the premises of such owner by: 

(1) Confinement in a secure enclosure, fence or pen from which the animal cannot dig, climb, jump, or escape and which is locked when the animal remains unattended; or 

(2) Restraint by chain, cable, and trolley, or other tether of sufficient strength to prevent escape; or 

(3) Leash and physical control of a person capable of preventing such animal from escaping. 

(c) The owner of an animal shall exercise reasonable care to maintain such animal off the premises of such owner by: 

(1) Confinement in a vehicle from which the animal cannot climb, jump or escape; or (2) Leash and physical control of a person capable of preventing such animal from escaping. 

(d) It is a violation of this article for an owner or caregiver not to exercise reasonable care in restraining animals as specified in this section. 

Sec. 14-56. Animals at large. 

No animal shall be permitted or allowed to be at large. It is a violation of this article for the owner of an animal to permit or allow the animal to be at large. 

Leash Law 

An animal under physical control, is an animal under mental control. The law states all animals must be leashed at all times when off the property of the animal owner. In Brevard County, at large is defined as off the premises of the owner, and not under the physical control of a leash, cord or chain of sufficient strength to control the animal not to exceed six (6) feet in length. If you love your pet, leash your pet!

PARKING ON THE GRASS
Please take care when parking in our neighborhood park. Those using the tennis courts have, in the past, parked their vehicles on on the grass right next to the courts gate. Please park in the provided parking lot. While any damage done to the grass and ground by vehicles tires may seem temporary and relatively easy to repair, the HOA is responsible for those repairs which will take time and money away from other important projects. Also, grease and oil drippings will PERMANENTLY damage the grassy areas.

RING and RUN
Seems like the earlier the sun goes down, the more active some members of our community are becoming! There has been a mini-epidemic of "ring & run" where doorbells are being rung yet no one is there when the homeowners answer the door. If this is happening to you, please call the Brevard County Sheriff Department at (321) 633-7162.

ALLIGATOR ALERT
The BOD would like to alert all residents that there are alligators in our ponds throughout the neighborhood.  Please alert your children that they should be very careful around any of the ponds throughout the neighborhood and that they should not play in or wade in these waters. Our children are special to us and we do not want anything to happen to them.

MAILBOX SIGNS
We have had flyers attached to our mailboxes which had to be taken down. We have been informed by our Postmaster that anything (flyers, flags, etc.) attached to our mailboxes will incur a $300 fine from the Post Office for each event. Please refrain from attaching anything to our mailboxes. For any online postings, please contact Jacki at jackifl@gmail.com and she will put them on our website at www.slhoa.com and in our quarterly Gazette at no charge to Sunset Lakes/Indian Estates residents.

LITTER
Take pride in our community!  There has been considerable litter both at SL front gates and at our bicycle rack at the rear entrance.  Save your litter and take it home.  Parents please remind your children that all soda cans and bottles should not be thrown on the grounds in SE or IE.  Help keep your community beautiful!

GARAGE SALES
Residents please remember that garage sales normally are held in Sunset Lakes and Island Estates on the first weekend of the month.

GOLF CARTS
The Brevard County Sheriff’s Office is embarking on an educational campaign effort to inform its citizens about the lawful and proper use of golf carts on county roadways. The County has enacted an ordinance that allows restricted use of these vehicles on certain public roadways within the unincorporated areas of the county. The County Ordinance 2009-13 and Florida State Statute 316.211 contains the following stipulations:

  • The golf cart must not be operated between the hours of sunset and sunrise unless it is equipped with the proper equipment to include headlights, brake lights, turn signals and a windshield. 
  • The driver must be of at least 14 years of age. 
  • Carrying more passengers than the cart was designed to carry is prohibited. 
  • The golf cart cannot be operated on bicycle paths or sidewalks but can be operated on specifically defined trails. 
  • Operation of a golf cart on any county road that the County has not designated for the use or operation of golf carts is prohibited. 
  • Golf carts may only cross roadways at designated pedestrian crossings. 
  • The operator must obey all traffic regulations.
A violation of the Ordinance and or Statute may be punishable by means of the operator receiving a non-criminal traffic citation resulting in a fine.

Association Dues
Just a reminder that our HOA Annual Dues for 2010 are now due.

The first semi-annual payment is due by 2/28/2010.

ALERT
It has been reported to the BOD that there are cars exiting the Community through the “In Gates.” at the front entrance to Sunset Lakes.  Cars coming into the Community cannot see these cars and it is a very dangerous situation.  If you or someone you know is doing this, please stop immediately.  The out gate is open the same hours as the other two gates during the day.  PLEASE DRIVE CAREFULLY.
Public Service Announcement
The U.S. Census Bureau is recruiting temporary, part-time census takers for the 2010 Census. These short-term jobs offer good pay, flexible hours, paid training, and reimbursement for authorized work-related expenses, such as mileage incurred while conducting census work. Best of all, census takers work right in their own communities.

Census taker jobs are excellent for people who want to work part-time, those who are between jobs, or just about anyone who wants to earn extra money while performing an important service for their community.
