SUNSET LAKES BOARD OF DIRECTORS
GRACE LUTHERAN
MEETING MINUTES
September 17, 2008
-
Meeting called to order
-
Presented treasurer report.
-
Board discussed the issue of
queen palm trees dying in the neighborhood and park. Phil Stasik
informed the board of the condition called Ganoderma Butt Rot which is
killing the trees. Ganoderma is a lethal and incurable disease affecting
an increasing number of palms in Florida. Mr. Stasik volunteered
to assist the board in selecting replacement trees not as susceptible to
disease. The HOA will replace the queen palms on common areas that
succumb to Ganoderma.
-
The Board discussed the issue
of grass being blown into the lakes by our contract mowers. George
Hawkins has placed a sign near one of the lakes to discourage this from
happening. A member brought up the issue of nitrogen leaching into
the lakes from lawn fertilizer. This is a serious issue and the Board
will take measures to remind homeowners to only use slow release nitrogen
fertilizers in the newsletter.
-
The Board discussed the retention
pond on N. Tropical that is part of the association common area.
It is unfortunate that this area was originally deeded to the HOA since
it only drains several plots that are not part of the association.
The Board will look into whether anything can be done about this.
-
Matt Ryan expressed frustration
that the front exit gate has not been fixed. He recommended calling
Well Done Welding. The Board informed him that the pedestrian gates
also need to be repaired and the plan is to take care of them all at once.
-
Several members of the Garden
Club expressed frustration that they were not consulted over the new plants
put in at the front gate. The Board expressed their policy of encouraging
volunteers and the work was done by a volunteer and to the satisfaction
of the Board.
-
A member asked about updating
the gates with new codes. This is not a trivial task since the entire
neighborhood must be notified of the new codes. The Board agreed
to look into updating the codes at the time of the annual meeting when
correspondence is routinely sent to every homeowner.
-
The Board discussed the issue
of a homeowner who has failed to pay dues for almost two years. The
HOA attorneys have recommended that they be authorized to proceed with
foreclosure as all other attempts have failed to bring resolution.
The Board passed a resolution to authorize foreclosure.
-
A member brought up a concern
that the HOA could be responsible for injuries due to the sidewalk sinking
on Kilarney. The Board requested that APM place some fencing around
the area until a permanent fix could be implemented.
-
APM recommended adding a separate
contract for weed control in next year’s budget. The Board agreed
to authorize a one time spraying now and consider a contract for 2009.
